How much do the apartments cost?

Studios start at €42K, one-bedrooms from €60K, and two-bedrooms from €84K — all priced below market for comparable Bansko property.

How do I reserve a unit?

A €1,500 deposit locks in your chosen apartment. From there we walk you through contracts, payment schedule, and everything else step by step.

When is the building ready to move into?

The building already exists and is fully equipped — no off-plan risk and no "coming soon" delays. Move-in is April 2027.

Where exactly is it?

In the heart of Bansko, Bulgaria — about five minutes from the ski gondola, with mountain views from the balconies and the old town on your doorstep.

What's inside the building?

A coworking space, indoor pool, spa and sauna, gym, restaurant and bar, and a regular calendar of community events — everything you need without leaving home.

Can I rent it out when I'm away?

Yes. The building handles short- and long-term rental management for you, so it earns while you're somewhere warmer. Historical returns in Bansko have run in the 8–11% range.

Who will rent my apartment while I'm away? How does this work?

The Club Company handles rental management in-house. They list your unit on Booking.com, Airbnb, and direct channels, handle guest communication, check-ins, cleaning, and maintenance. You set your availability and pricing preferences — they do the rest. Management fees are typically 15–20% of gross rental income. Owners who invest in The Club VCC get reduced commission rates as a dual-investor benefit.

How much is the condo fee?

Monthly condo fees are expected to be around €2–3 per m² — so roughly €70–150/month depending on unit size. This covers building maintenance, common area upkeep, security, and basic services. Final fees will be confirmed closer to handover.

Do I have to visit in person to buy?

No — the whole process can be handled remotely. That said, you're warmly invited to tour the building and meet the team, especially during Bansko Nomad Fest.

Why Bulgaria?

Bulgaria is an EU member state with Europe's lowest flat tax at 10%. The country adopted the euro in January 2026, eliminating currency risk for European investors. Property rights are strong, the legal system is transparent, and the cost of living is a fraction of Western Europe. It's also become one of the continent's busiest digital nomad hubs.

How does the building stay alive — and who runs it?

Most buildings that move from hotel to private ownership sell the units and walk away. The spa turns into a private management contract. The restaurant closes after two seasons. The coworking becomes storage. This is the pattern everywhere — and it is exactly what we are building against.

The common spaces here are not handed to a hotel chain. They are held and operated by a community company — structured so that the people who live here have a real stake in how the building runs, not just a key to their front door.

A dedicated Club Company holds the commercial portfolio and operates the building as a living, revenue-generating community. Owners and investors share in the upside. It ensures the spa stays world-class in year five and the building remains the kind of place worth owning for decades.

How the Club Company works
What's The Club and how is it different from buying an apartment?

Buying gets you direct ownership of your own apartment with rental income potential. The Club is a VCC (Variable Capital Company) that owns the building's commercial spaces — coworking, restaurant, spa, parking, and rental management. From ~€12K minimum, you get fractional ownership of income-generating assets at 35% below market value.

What does The Club VCC actually own?

The Club owns 3,146 m² of commercial space across 19 units: the 463 m² indoor pool and spa complex, coworking space, restaurant and bar venues, nomad lounge, parking, concierge, laundromat, and ski/bike gear rental. Plus a cluster of apartments for retreat and guest accommodation managed by the Club.

What are the Club's revenue streams?

Multiple sources: gym and wellness memberships, coworking passes, F&B from the café and lounge, retreat and group bookings, parking and EV charging, rental management fees (15–20% of gross), spa day passes, ski and bike hire, automated mini-mart, and the resident laundromat.

Should I invest in both The Club and an apartment?

This is the recommended approach. Combining both tracks gives you: direct real estate title plus NAV uplift, priority coworking access, economical guest accommodation, reduced management commission, spa and gym included, and both dividend income and rental income. Dual investors get the best of both worlds.

What's the Club investment timeline?

Reserve now with €500 refundable deposit. Sales launch June 17, 2026. Ownership transfer November 2026 — the building earns through the 2026/27 winter ski season under MPM Hotels. Club conversion begins April 2027 and opens for Bansko Nomad Fest in June 2027.

What facilities are already operational?

The building is fully operational today: 463 m² indoor pool complex with three saunas, jacuzzi, Roman bath, plunge pool, and heated loungers. A five-storey glass-roofed atrium with open fire pit. Over 1,200 m² of F&B space. The conversion repurposes and modernises — it doesn't build from scratch.

How much will the spa and coworking cost?

Pricing will be set by the Club Company once operations begin. For owners who also invest in The Club VCC, spa and gym access is included as a membership benefit. Coworking access will be offered at preferential rates to dual investors. Day passes and memberships for non-residents will be available at market rates.
